We strive to accurately represent the home to the buyer, and point out both the positive and negative features of the home. As our inspector moves through the home here is what you can expect.

The Home Interior

He will check electrical plugs and switches, doors and hardware, flooring, windows, walls and ceilings. He inspects all built in appliances and ensures that they are in proper working condition. He will operate the HVAC equipment based on the time of year and outside temperature - checking for proper operation and looking for any obvious problems with the units. ​​

 

In addition he will check the functional flow of water supply to the sinks, bathtub, and toilets, looking for any leaks that could cause damage to cabinets and flooring. He will also locate the electrical panel, noting the size of the service supplied to the home and look for proper wiring configurations.

The Home Exterior

If accessible, our inspector will walk the roof the check the condition of the shingles, looking for soft spots in the decking, and checking the condition of the roof penetrations. Where present and accessible he will check the attic and crawl space looking for structural integrity and any signs of water intrusion.

He will examine the homes exterior, looking for any drainage issues that could cause water intrusion, and he will locate and identify the electrical and gas service entrances as well as the water source for the home.
